Accounts value question

What is/are the stat(s) that matter the most (main/ascended) in an account's cash value (to increase its value) which is *not* Unknown or anything near it?

To get a good price the 2 most important things seem to be covert level (38+ to get good $$) and ascended personal levels (high ToC & hard to descend).
Then big mothership, raw UP & ascension levels.

When I am buying and selling accounts I focus on these issues in this order hope it helps (I like to pretend I know what i'm doing xD)
1.Ascension Level
2. Cov/AC Level (Obviously Cov is more important)
3. MS over all power (not including fleets)
4. Raw UP
5. Army Size
6. Ascension ToC and all Levels
7. MS Fleet Strength and size
8. Other Perks (Name Change, Red Title, Low ID, Large ME) Anything that will make it *Rarer*
